Residential and Commercial Water Mitigation

Residential and Commercial Water Mitigation

For Frozen and Burst Pipes, ServiceMaster of Redmond to the Rescue

Frozen and burst water pipes are just two of the weather-related calamities that can befall homes and businesses during the frigid winter months. The main culprits causing frozen and burst pipes are the absence of heat or insulation near pipes, plus exposure to a flow of subfreezing air. When frozen pipes burst and create damage in your home or business, call the water damage repair experts at ServiceMaster of Redmond.

The unfortunate results from pipes freezing and bursting include rapid flooding and damage to floors, carpets, ceilings, furniture and anything else subjected to the spray or inundation of water. Home and business owners need to act fast because the more time that elapses before treatment, the greater the damage. With a quick response, you can save more items in your home or business that might typically be lost to water damage.

Water damage cleanup is among the many disaster restoration services ServiceMaster of Redmond offers in the Greater Seattle area. Based in ServiceMaster by Redmond has been providing professional disaster restoration services since the mid-1990’s.

Following a water damage incident, our drying and restoration process may require up to three phases before completion. These steps include emergency service and site inspection, reinstallation/cleaning and structural repairs. Other services include water removal and drying, plus emergency disinfection and electrical and plumbing services.

To prevent water supply lines and pipes from freezing, it is highly recommended that home and business owners take the following precautions:
• Drain water from swimming pool and water supply lines according to manufacturer’s directions.
• Remove, drain and store hoses used outdoors.
• Check around your home or business for pipes and water supply lines that are located in unheated areas.
• Consider installing specific products to insulate water pipes. Examples of these products include UL-listed heat tape or pipe sleeves.
• Consider relocating exposed pipes to provide increased protection from freezing.
• Keep the thermostat set to the same temperature during the day and night.
• Leave the heat on in your home or business set to a temperature no lower than 55° Fahrenheit if you will be going away during cold weather.

Mold FAQ

What is Mold?
Mold is a fungi that can be found both indoors and outdoors. No one knows how many species of mold exist but estimates range from tens of thousands to perhaps three hundred thousand or more. Mold spreads and reproduces by making spores. Spores can survive conditions that are too sunny, hot, cold, dry or wet for mold to grow. When spores are released they can be carried by air or water to new locations.

Where Does Mold Come From?
Molds thrive in moist environments created by a flood, slow leak, broken pipe or just high humidity. Without water mold, cannot grow. Mold also needs a food source, oxygen and a temperature between 40 degrees and 100 degrees F.

How Does Mold Spread?
For molds to grow and reproduce, they only need an organic food source, such as cellulose, which is found in building materials such as wood and drywall.

Are There Any Warning Signs to Look For?
If there are dark spots on your ceiling, floors or walls, this is a sure sign of mold growth. Musty odors and mildew are often signs that mold may be growing in your home. Respiratory and allergy symptoms such as coughing, sneezing, trouble breathing and wheezing are a common indicator of mold growth as well. Also, high humidity levels such as condensation on glass and metal surfaces are a warning sign of mold.

The Special Challenges of Mold:
Despite what’s readily known about mold, it remains the subject of a lot of confusion.

  • Mold is an issue that can affect the health of your family and compromise the physical structure of your home
  • Mold and mildew grow best in warm, damp and humid conditions
  • Mold may never become visible, since it can grow in the walls and under the floor
  • If more than two days have passed, any wet materials will be affected by mold, even if it’s not yet visible
  • Whether you can see a problem or merely suspect its presence, only a professional can help identify the source and extent of the challenge
  • Home remedies like bleach can cause more problems

Can I Get Rid of Mold By Myself?
Doing it yourself is not recommended. At ServiceMaster Restore®, our experts have completed intensive mold remediation training as well as detailed instruction in the proper procedures for handling mold claims.

Water Damage FAQ

How long will it take my property to dry?
Drying time is determined by a combination of factors, including the location, duration and source of water, the types of building materials, the weather conditions and how quickly emergency services begin.

How do I know when my property is completely dry?
Proper testing with our specialized equipment is the correct way to determine if things are completely dry. Touch along may be a false indicator.

Will turning up the heat help dry things out?
Not necessarily. We will adjust the temperature to its optimum setting for the proper drying conditions. Please do not change the setting or shut off the HVAC system; doing so may prolong the drying process.

What about my wet furniture?
The extent of damage and the construction of the furniture will determine if your furniture can be resorted. Your furniture must be dried before damage can be adequately assessed. Non salvageable furniture will be documented for you, and if any items need to be discarded, a customer relies form will need to be signed.

Do I need to move out of my property during this process?
If you file an insurance claim, you may receive guidance from you insurance representative. However, this is a decision you must reach on your own. Here are several things to consider. Safety is paramount. Our equipment is as childproof as possible but does require supervision to make sure no children play with it. Air movers and dehumidifiers will create noise.

Does everything need to be moved out during restoration?
Not usually. If items need to be mounted out, we will let you know in advance.

Should I open the windows to help the drying process?
Opening your windows to assist the drying process is not always recommended. Outside weather conditions may vary, so the technician will determine when and if the outside air is appropriate.

Why does my specialty floor need to be removed?
Nonporous flooring can trap water and prevent it from drying properly.

First Steps for Handling a Frozen Pipe

With the cold winter weather upon us, homeowners must be aware of the possibility of frozen pipes and the resulting water damage that can occur if the hazard is not dealt with quickly and properly. Luckily, frozen pipes can be remedied and avoided altogether with a few simple steps.

Frozen Pipe Prevention

Frozen Pipe

Once outside temperatures reach the freezing point, the water inside your pipes is at risk for freezing as well. Pipe location plays a part in the likelihood that the water inside will freeze. Pipes that are exposed to the outdoor air, such as swimming pool lines, hose bibs, water lines that are located in unheated areas of the home such as basements and garages, and lines that run along non-insulated exterior walls, are more likely to freeze. When water freezes, it expands by 10%, putting pressure on whatever contains it. As the water inside a pipe continues to freeze and expand, it creates a buildup of water pressure that will eventually cause the pipe to become compromised and “burst,” leaking water onto the surrounding areas. Frozen pipes can often be identified by the “clanking” or banging sound made when the water inside them is freezing and expanding, and subsequent water dripping may be audible as well. Additionally, an abnormally small trickle of water coming from a sink faucet is another indication of a frozen pipe.
The water damage caused by a frozen pipe that bursts can be quite devastating, costing thousands of dollars in home repair and loss of property. Water leaking from a burst pipe can damage floors, carpeting, walls, furniture or other possessions located near the affected pipe. The cleanup associated with this type of disaster can be very difficult and lengthy.

Take Action When Pipes Freeze

If one or more of the pipes in your home are frozen, follow these tips:

  • Apply heat to the frozen pipe(s). You can use an electric hair dryer or heating pad, a space heater, or cloths soaked in hot water to warm the pipe and thaw the ice within.
  • If the pipe has not burst, once you start to treat the frozen pipe, keep the faucet turned on so that running water can assist in melting the ice.
  • If you cannot access the pipe or you cannot get it thawed, contact a professional plumber immediately in order to avoid a burst pipe and its consequences.
  • Note: If you are dealing with a burst pipe, immediately turn off the main water valve. This valve is typically located in the utility room or somewhere in the basement of the house. You’ll want to call a professional plumber to assess and repair the damage to your pipe(s).
